A prefab ADU (accessory dwelling unit) is a small, self-contained home placed on the same lot as an existing house — what many people call a backyard home, guest house, granny flat, or in-law suite. Prefabia builds them as expandable container homes: manufactured in a factory with insulation, wiring, plumbing, and full kitchen and bathroom areas already installed, then delivered to your property and unfolded into a complete living space.
Because the dwelling arrives essentially finished, a prefab ADU turns what would normally be a months-long backyard construction project into a delivery and setup job — which is exactly why ADU buyers across the USA have moved toward prefab.
Guest house. A private, fully-equipped space for visiting family and friends — with its own bathroom and kitchen, guests are comfortable and so are you.
In-law suite. Multigenerational living with independence on both sides: aging parents or adult children stay close without sharing one roof.
Backyard rental. Where local rules allow, an ADU can generate long-term rental income or serve as a short-stay unit — a way to make your existing land productive.
Home office or studio. A compact unit makes a genuinely separate workspace, studio, or gym steps from your back door, with real plumbing and climate comfort rather than a shed conversion.
Speed: the home is built before it arrives; once your site is prepared, setup is measured in days rather than a construction season. Cost certainty: the unit itself is a fixed, quoted price — see our prefab home price guide for current ranges by size. Less disruption: no months of contractors in your backyard. Factory consistency: insulation, wiring, and plumbing are fitted in controlled conditions, with each model’s specifications published on its product page.
Most ADU buyers choose from our 20ft range — compact enough for a typical backyard, complete enough to live in. Popular picks include the MOB Melba 20ft, the MOB Azure 20ft, and the glass-front MOB Glaze 20ft for a premium guest-house feel. For a larger in-law suite or rental unit with more separation between living and sleeping space, step up to the 30ft range. All are expandable container homes — read how the expandable design works.
Local zoning and permits. ADU rules are set locally and vary widely between states, counties, and cities — some areas actively encourage backyard dwellings, others restrict size, placement, or rental use. We cannot promise what your jurisdiction will approve, so make your local zoning or building office your first call. We provide full specification sheets for every model to support your application.
Utilities and site prep. Plan how water, sewer or septic, and electricity will reach the unit — the ADU arrives with its internal plumbing and wiring ready to connect. You will also need truck access and a prepared, level base.
Layout needs. Think about who will use the space: a guest house needs a comfortable bathroom; a rental needs a genuinely livable kitchen; an office may prioritize open space. Each product page shows the floor plan and configuration options.
Our 20ft models — the usual ADU choice — currently list from around $16,000 for the home itself, before delivery. See the price guide for ranges by size, and request a quote with your ZIP code for the delivered price.
Almost always — and the rules are local. Requirements differ by state, county, and city, so check with your local zoning or building office before buying. We supply full specification sheets to support your application, but we cannot guarantee approval in any specific jurisdiction.
Yes. Prefabia units are fitted at the factory with kitchen and bathroom areas, insulation, wiring, and plumbing — the exact configuration is listed on each product page.
Many owners do, as long-term rentals or short-stay units — but rental rules for ADUs are set locally and vary. Confirm what your city or county allows before planning around rental income.
The unit ships at container width to your property, then expands on a prepared, level, accessible site. Delivery is quoted by ZIP code; utility connections are arranged on your side.
