California is the largest ADU market in America — no state has leaned harder into backyard homes as an answer to housing costs. With land values where they are, adding a factory-built dwelling to a lot you already own is often the single most cost-effective square footage a California homeowner can create. Prefabia delivers expandable container homes across the state, factory-finished with kitchen, bathroom, insulation, wiring, and plumbing installed.
Most of our California interest is backyard-unit driven: ADUs for rental income in high-rent metros, in-law suites keeping family close without sharing a mortgage-sized roof, guest houses, and home offices and studios. State-level policy has generally pushed cities to accommodate ADUs in recent years — but the practical rules (size, setbacks, utility connections, rental terms) are applied by your specific city or county, and they differ meaningfully between, say, coastal metros and inland counties. Our prefab ADU guide covers the category in depth.
Permitting is local and detailed. California jurisdictions review dwellings carefully — plan for a real permitting conversation, bring the model’s full specification sheet (we provide one for every model), and talk to your city or county planning department before you buy. We cannot guarantee approval anywhere, and in California especially, anyone who says otherwise is guessing.
Seismic and structural review. California building departments pay close attention to structural details. Each Prefabia model publishes its structural ratings — make them part of your permitting discussion.
Climate range. The state runs from mild coast to hot valleys to snowy mountains: match each model’s insulation and load ratings to your location, and size HVAC for your zone.
Utilities and site. Plan water, sewer or septic, and electrical connections — utility hookup rules for ADUs are one of the most location-specific parts of a California project — plus truck access and a prepared, level base.
The 20ft range is the natural California ADU pick — compact footprint, complete interior — with the MOB Azure 20ft and glass-front MOB Glaze 20ft among the most popular. For a larger rental unit or family space on bigger lots and rural land, see the 30ft and 40ft ranges. New to the category? Start with how expandable container homes work and current prices.
California has broadly encouraged ADUs at the state level, but your city or county applies the actual rules — size limits, setbacks, utilities, and rental conditions vary by jurisdiction. Take the model specification sheet to your local planning department; we supply one for every model.
The homes themselves currently list from around $16,000 for 20ft models before delivery — a fraction of typical California construction costs. Delivery is quoted by ZIP code; your site work, hookups, and permit costs are local and additional.
That is decided by your local building department based on the unit, your site, and intended use — we cannot promise approval anywhere. What we provide: full engineering specification sheets for every model to support the review.
Yes — we deliver across the USA including all of California, quoted by ZIP code. Confirm truck access to your site, which matters on tight urban lots and mountain roads alike.
